At Vincent Walsh Auctioneers we assist clients to:

  • Best market their property/premises to potential tenants
  • Get the maximum exposure of their premises/property through
    • Window Displays, Vincent Walsh Auctioneers Website,
    • For Rent sign outside the Premises / Property.
  • Find a suitable tenant.

All Prospective tenants will be asked to complete a Tenant Detail Rental Application Form.

This will require all suitable tenants to provide:

  • A current employers reference,
  • A reference from their previous Landlord or Character reference
  • PPS Number
  • A copy of ID

This will ensure relevant information consistent with our client’s specifications.

  • We promise to deliver professional reliable service to all our clients.
  • We take properties under tenancy and will continue to manage them in an effective way.

We will provide your custom by:

  • Providing Letting Agreements / Inventory Forms for all clients’ properties
  • Having regular inspections for a fee on your property and forward results to the client.
  • We will conduct the viewings of their property or arrange viewings suitable to the client to ensure a satisfactory outcome.
  • We are also available to maintain the properties.

When letting a premise/property we:

  • Rental Agreement accepted and signed to the clients satisfaction.
  • Request one month’s rent in advance and one month’s rent as Security Deposit.
  • Carry out continuous inspections on your premises/property.
  • Rents to be paid as requested by landlord. Generally into the Landlords Account by Direct Debit. It is then up to the Landlord to ensure this is paid monthly and report to Agent.
  • If repairs are necessary we will contact the landlord and adhere to their instructions. If you have specific workmen for areas such as carpentry/plumbing/electrician/gardeners that you require us to use we will do so. Otherwise we will use our reliable maintenance men. We will always provide a quote first for your Landlords approval.

However only on Landlord permission do we carry out such works. These required such works will be paid directly by the Landlord.

Information you may not be aware of:

When you decide to rent your property you need to consider the following:

  • PRTB – Private Rental Tenancy Board (enclosed details),
  • Your Insurance cover (renting purposes),
  • Water Rates (if any),
  • All Utilities in respect of property (E.S.B – Needs to be converted to Tenants name).
  • Please familiarise yourself with Threshold. (agency that protect Tenant / Landlord Rights)
  • NPPR additional property Tax

If you decide to Use our Service we require Information on:

  • Water Rates Applicable (if any),
  • The refuse system currently in place,
  • The parking specifications (if any),
  • Any general maintenance companies and or contact numbers,
  • Copy of all Keys for all doors
  • Any further specifications you require please notify.
